The Westchester Housing Market is Heating Up!

With businesses phasing back in slowly, the Westchester market is showing increased activity. There is no doubt that New York City dwellers are desperate to get out, and that Westchester is a desirable destination for breathing space. Just last week, we listed two new residential listings and within days we had received multiple offers on both!
We’re lucky to have homes with lots of room; backyards for barbecues and swing sets, town, county and state parks, golf courses and tennis courts, rivers and beaches, all within an easy commute. Whether you need to downgrade, upgrade, or relocate, there are qualified buyers out there looking right now. Inventory is low and homes that are priced right will elicit multiple offers.
The best way for a buyer to start searching is by taking virtual home tours online. If you see something you like, let us know and we can get answers to any questions you may have and take additional photos and video as needed. We can even show a home to a buyer by using FaceTime Live.
It is still possible to physically tour a home under controlled conditions. 
Right now, in order to reduce the number of people entering a home, real estate agents are not permitted to accompany buyers, but we can get you access to homes. If the home is occupied, the homeowner will usually open the door and step out. Only two people at a time are allowed to tour the home. Vacant homes are of course easier to show, as was the case with one of the two new listings mentioned above, located at 38 Poplar Place in New Rochelle; a beautiful 5 bedroom, 4 bath, 4,000 plus square foot Victorian. Before we schedule any type of showing, we ensure that we have all the buyer’s information, including photo ID, a pre-approval letter from a bank or mortgage company, and a signed Covid-19 disclosure form created by the realtors’ association. This way we know exactly who we’re working with and that they are serious, qualified buyers. In our experience, buyers completely understand the current situation and we have had no complaints about these requirements. We use the ShowingTime system on the MLS for scheduling showing times, so there can only be one appointment scheduled per hour, with no overlaps.
All in all, we’re getting back to some semblance of normalcy. Having learned to cope and adapt, we are continuing to sell houses!
